CONSTRUCTION MANAGEMENT
Including the full management of building contracts. This includes client consultation, arranging design, documentation, tendering and the supervision of construction.
We offer a high standard of management, with emphasis on quality communication to the client and construction team.
It is our policy to work at all times on our clients behalf, taking responsibility for issues of cost, quality and time.
Part of our core Practice is the traditional supervision of construction to ensure that contract compliance, best trade practice methods and value are achieved, including:
- Supervision of all forms of construction.
- Quality assurance assessments.
- Document auditing.

QUANTITY SURVEYING
We are regarded as being a major Quantity Surveying Practice in the Otago area, and have successfully completed the cost management role for many major projects.
Both Steve and Theo are Registered and Chartered Quantity Surveyors and have been actively involved in their profession on a local and national level. This has taken both to the position of National President of the New Institute of Quantity Surveyors.
We firmly believe that cost management is strongly linked to effective project management. Budgets are often paramount and our aim is to ensure that the initial cost advice is both accurate and adhered to.
We have formed links with other Quantity Surveying Practices throughout New Zealand to form a fully comprehensive service in the cost management field. These links provide access to a comprehensive database involving a wide variety of projects.
Our practice utilises up to the moment computer equipment and software.
General Quantity Services Include:
- Feasibility studies – establish if a project is viable on an economic basis.
- Cost benefit analysis – check cost benefits of a project against deficits, to
establish if a positive outcome can be achieved.
- Preliminary cost estimates – check or establish initial project budgets.
- Value engineering and cost planning – ensure most economical systems are utilised and budgets are maintained during the design process.
- Assessment – of labour, materials and other contract costs to provide an independent assessment for either litigation or tender assessment.
- Scheduling – Schedule works for pricing and tendering.
- Cost management of projects – ensure that tender costs are adhered to and changes to the contract are costed on a reasonable basis.

DISPUTES AND ARBITRATION
We are experienced in the Litigation, Arbitration and Mediation fields and are expert witnesses in the matters of building construction, condition, workmanship, cost of construction, including repair work.
Our independence and experience is an advantage to undertake the role of an expert witness in court proceedings.

BUILDING SURVEYING & BUILDING INSPECTION
Both Theo and Steve are Registered Building Surveyors and Building Inspectors. Theo is a past president of the NZ Institute of Building Surveyors and is currently President of the NZ Institute of Building Inspectors.
As specialists in the surveying of dwellings and buildings, we provide detailed inspection surveys and reports for property prepurchase or sale and general building condition.
We assist in building maintenance management by undertaking repair and maintenance surveys. This will establish the extent of work required to repair and/or maintain both the building structure, its associated services and preventative maintenance programmes.
Weathertightness and “Leaking Buildings” are continuing to create concern for building owners and prospective purchasers. We have specialised in the identification, reporting and remediation of leaking buildings and we have weathertightness and remediation specialists who are Registered Building Surveyors and were members of the former BRANZ Accredited Adviser scheme.

CODE COMPLIANCE EVALUATION
We provide assistance to building owners in the co-ordination and preparation of compliance schedule requirements. We are ideally placed to co-ordinate the process to ensure that the most economical options for the issue of building Warrants of Fitness are offered to our clients.
Our service is also extended to the management of code compliance requirements of the NZ Building Code.

TECHNICAL ADVISERS AND FAILURE INVESTIGATION
We carry out technical investigation and survey of building failures in all forms of construction and service trades. This work includes assessment and opinion reporting in detail including remedial and rectification advice and costings.
